Booking Terms, Conditions and Policies
Please read carefully our Terms, Conditions and Policies prior to making your reservation deposit.
By making the reservation deposit, you acknowledge that you have read, understood and agreed to the Booking Terms, Conditions and Policies on this page.
Any reservation deposit may be fully refunded within 24 hours or the reservation without penalty – regardless of reservation date. After 24 hours, the Cancellation Policy below goes into effect.
Reservation Deposit: To secure your reservation we typically request a 50% deposit unless otherwise noted. Upon your inquiry, reservations are held for up to 2 days pending receipt of deposit. If we have not received payment or a communication within that time, CASAS del CARIBE may consider your reservation cancelled and the dates available for other guests.

All reservations must have a 7 digit reservation number to be valid.
CASAS del CARIBE accepts Paypal, Credit Cards, Wire Transfers and Cash for payment. Within Costa Rica, we recommend money transfers using BNCR, BCR or BAC free of charge. You will need to authorize a payment of 50% of the total anticipated rental charges. Once the signed agreement is received and the payment is registered on our account, you will receive confirmation via email.
Remaining Balance: The balance payment is due at least 3 days prior to check in. If balance is not paid on time, your reservation will be cancelled. We will not accept any check-ins unless the balance and security deposits have been paid in full at least 3 days prior to check in. We reserve the right to treat the booking as cancelled if the balance(s) is not paid on time.
Sales Tax: While you may find other properties not represented by us that do not charge the mandatory 13% sales tax, it is a requirement by law to do so on all reservations. Any sales tax collected by our agency on behalf of a rental property is reported and sent to the Costa Rican Finance Ministry.
A minimum security deposit of $200.00 (or up to $500.00 for premium properties) is required at least 3 days prior to check-in and held as cash, Paypal credit or credit card authorization.
Please report any damage to the property or any missing items immediately. If the unit is found in appropriate order following your departure, the full value of the security deposit will be refunded within 5 days of check-out. In all other cases, the cost of any damages or missing items will be deducted from the security deposit before refunding the remaining balance.
If you find it necessary to cancel your reservation, we charge a $50 cancellation fee. We will refund the balance of your deposit, and any banking fees, within 2 weeks of your request.
If you cancel within 60 days of your reservation date or no-show, no refund is available. Should you arrive and not stay the length of your reservation, no refund is available.
No refunds will be given for any change due to natural disaster. Mountain roads can be curvy and steep. Gravel driveways are generally well maintained, however, we recommend a four wheel vehicle. We do not refund due to road condition, but a credit towards a future stay may be applied.
CHECK-IN / CHECK-OUT POLICY
Check-in time is between 1:00 p.m. and 4:00 p.m. on Monday through Sunday.
Scheduled and prearranged check-ins after 4:00 p.m. and prior to to 8:00 p.m. will incur a $20 additional fee.
No check-in after 8:00 p.m. unless previously arranged.
*** Any check-in after 8:00 pm will incur an additional $50 fee ***
Check Out Time is 11:00 a.m.
You can request a late check-out of up to 2 hours following the established check-out time. We will confirm to you if this is possible within 24 hours from the desired check-out time, and only if there are no confirmed arrivals to the property during your check-out day. Non-compliance of these terms will result in a penalty of 1 additional night from the security deposit.
Our offices are located in Playa Chiquita, 7 Km south of Puerto Viejo and are open from 8:00 am till 4:00 pm, Monday though Sunday. If you arrive during these business hours, come by and we will be here to attend you. If later, please prearrange with our Reservation Department, so that one of our staff members can be scheduled to attend you.
No check-ins unless the full balance and security deposit have been paid at least 3 days prior to your arrival.
Check-out time is between 8:00 am and 11:00 am.
Please respect the check-out time as we often have new guests checking in same day, just a few hours later. You need to make an appointment with us to ensure that the housekeeper checks the house, at the desired time, in order to refund your security deposit. – At the office, from 8:00am to 4:00pm from Monday to Sunday. – or call us at +506 2750-0437 / +506 2750-1957 (on office hours) or Stephanie, our office manager at +506 8859-9308 (English, Spanish and French) – or email us at email@example.com Dishes should be washed otherwise we will charge $15. Leave separate beach towels from bath towels. We will charge $30 for any towel damaged or lost. Loosing the safe box key will be charged $200 as we have to replace it. Any other damage will be charged according to the loss.
A maid service visit is provided once prior and during your stay approximately every 7 days, and after your stay. If additional cleaning hours are required upon your departure due to the condition in which the unit is left, appropriate charges will be deducted from your security deposit at the rate of $10 per hour. We ask that you leave the property in a clean condition to include the following: all trash removed, all dishes washed, all doors and windows closed and locked and all air conditioners off.
UTILITIES & SERVICES
Electricity, plumbed water, and cable/satellite TV (if available) and internet (if available) service are included on the rental rate. From time to time, the electricity, internet, cable/satellite TV, water or other services may be turned off temporarily by the Costa Rican authorities or due to unforeseen events. Please note that the Property Management Company has no control over these situations and accepts no liability for loss of food due to power failures. No refunds will be given as a result of power and water failures.
Every unit comes with at least two 5 gallon drinking water bottles. Should additional water be needed, we charge a fee for each additional bottle used.
Pets are not allowed without express written permission. Violation is grounds for immediate termination of the rental agreement with no refunds.
Smoking is not allowed inside the properties or in the common areas. $200 USD penalty applies if we find evidence of smoking inside the property. Smoking is permitted in all outdoor areas.
LOSS or THEFT of VALUABLES
Management or the house owner is NOT responsible for loss or theft of valuables. Please use the safe provided in each house and remember to completely lock up the house when leaving. Please feel free to ask our staff any questions about safe practices should have have any concerns about safety and security.
CASAS del CARIBE does not assume any liability whatsoever before third parties, for damages to objects of his possession or to persons who are in the property leases, for accidents of any nature, fire, or any other catastrophe that could occur both to persons and to goods, whether caused by man or nature. In virtue of this clause, CASAS del CARIBE is relieved of any responsibility to this effect.
The maximum occupancy is noted on your reservation confirmation. The responsible adult signing the rental agreement must be at least 25 years of age. Should additional persons use or sleep at the house, additional fees me be incurred, or forfeiture of the rental agreement without refunds.
Each tenant will be provided with one set of keys upon check-in. The keys must be returned to the property management office upon check-out. Arrangements to return the keys must be made if departing before normal business hours. Should a set of keys be lost by the tenant, a charge of $150.00 will be deducted from the security deposit.
NOISE and NEIGHBORS
Keep noise and music to a reasonable level at all times. There is a quiet policy inside the properties after 10:00PM. Please be respectful of your surrounding neighbors. Excessive loud noise levels that disturb adjacent neighbors after repeated warnings may result in expulsion of the property with no refunds.
The unit is delivered furnished and equipped. The property will be inspected prior to your arrival and 1 hour before your departure. For early morning check-outs, we will conduct an inspection of the property following your departure. If the unit is found in appropriate order following your departure, the full value of the security deposit will be released from the temporary hold of the security deposit.
In the unlikely event that we are unable to deliver said property to you under this lease agreement prior to occupancy because of fire, eminent domain, act of nature, double booking, delay in construction or any other reason whatsoever, you agree that our sole liability as a result of these conditions is a full refund of all monies previously paid. Pursuant to the terms of this lease, you expressly acknowledge that in no event shall CASAS del CARIBE be held liable for any consequential or secondary damages.
I hereby acknowledge that I have read and accept the Terms and Conditions of CASAS del CARIBE listed above. The parties herein have agreed to enter into, as in effect into, a Short Term Lease Agreement of House for Tourist Purposes that will be ruled by the above contractual clauses, and whatever is omitted therein, by the provisions of the General Urban and Suburban Law in force hereinafter referred as “The Law”.
